Buyer Information
Buying a home is the single most important financial transaction in your life. Being a first time buyer or a seasoned buyer, selecting the right realtor to complement the process is of paramount importance to
you. It can not only save you thousands of dollars, but relieve you of headaches from start to finish.
Typically you will contact us as a result of an internet posting, a newspaper advertisement or a sign call. Sometimes you will be referred to us by one of our hundreds of satisfied past buyers. What we typically
suggest is a face to face meeting. There is no obligation or old fashioned sale pressure to commit to using our services at this first meeting. It will start off as a meet & greet. Out of this meeting, you
will get a feel if we are the kind of realtors that you might want to work with. References of past satisfied buyers with real contact info will be provided. One of the most important components of the meeting
will be in that you can tell us what kind of a home that you will be looking for. We will also explain what kinds of service we offer you, as any business relationship we may develop will be subject to Ontario
agency law. We really need to explain to you how this will impact your transaction, in a positive light. There is also important info we'd like to share with you on the roles of other professionals in your
purchase. For example, your mortgage professional, your home inspector & your home insurer. As promised when the initial meeting wraps up, you will be left with our business cards & tons of reference
material. It will be left to you, if you want to get back to us. You are in control. You will not be telemarketed & your names & contact info will never be given to anyone without your informed consent.
Should you get back to us to want to start viewing homes; we will establish an agency relationship with you & start the process. You will be notified by e-mail of all new listing that meet your requirements
within hours of them being placed on the market. This will avoid you to having to rely on public websites that are not updated within hours or search through out of date newspaper advertisements or to have to
call other realtors to find out that the home you are interested in has sold, but still appears online or in newsprint.
With the list of homes in hand, we will arrange private viewings of these homes without divulging your name or any personal info to the seller or any other realtor involved. We always attempt to ensure the seller
of the home you are viewing has left to ensure you space & privacy & that pets are removed or contained for your safety. It may take us 1 day or weeks to assist you to find the right home that you feel
good about. When we do, we will make a detailed list of inclusions/exclusions so that no is surprised at a later date.
When we prepare you offer, our years of experience is used heavily to protect your interests. At a minimum all offers are prepared with conditions pertaining to financing, inspection & insurance.
If you have any concerns we also make it conditional upon legal review by the lawyer of your choice, not ours. The whole process is designed to protect you, our buyer.
If at any time during the negotiation process or after the seller accepts your offer or counter offer, if you wish to walk away, you may. You are only obligated to take the home if you choose to, at the end of
or during the conditional period. During the conditional period, we are present at all inspections & fax all paperwork to other professionals of your choice. If you are satisfied with all the
findings & offerings of your mortgage professional, your home inspector & your home insurer, you alone may either walk away from the transaction or take the home. At this point in time, if you say you
are taking the home & sign the Fulfillment form, you are obligated to buy the home on the date & price set out in the agreement. The seller must provide clear title at their expense & the home
remains at the risk of the seller until the date set out on the agreement when you take ownership of the home. Prior to the date of taking ownership, we always write into every offer that you have the right
to re-visit the home, a day or two before you take ownership of the home, to ensure it is in the same condition that you originally viewed it in. That way we are once again protecting you, our buyer.
