selling a home Selling a home is the single most important financial transaction in your life. Being a first time seller or a seasoned seller, selecting the right realtor to complement the process is of paramount importance to you. It can not only save you thousands of dollars, but relieve you of headaches from start to finish. With all our years of experience, we feel that nothing can beat a realtor with a proven track record.

Typically you will contact us as a result of an internet posting, a newspaper advertisement, a sign call or a flyer in your mailbox. Sometimes you will be referred to us by one of our hundreds of satisfied past sellers. What we typically suggest is a 2 step process in order to determine your home's value. The first step or meeting will start off as a meet & greet. Out of this meeting, you will get a feel if we are the kind of realtors that you might want to work with. References of past satisfied sellers with real contact info will be provided. We'd like you to take us through your home, as if you were the realtor, showing all your homes special features, upgrades & attributes to a potential buyer. That way we can take in all the details about your home in a face to face meeting, so that it can assist us in arriving at your home's value. There is no obligation or old fashioned sale pressure to commit to using our services at this first meeting. Once we have seen your home & answered any questions you might have, we return to our office.

Next we do our extensive research. We need accurately & efficiently compare your home features, upgrades & attributes to similar homes that have sold recently. We also analyse local market conditions so we can inform you of whether it is a seller's market, balanced market or buyers market. This will assist us in determine pricing, days on market & what your home will sell for. Once this research & analysis is complete, we will call you to set up a 2nd meeting.

This 2nd step or meeting is the most important of all. At this meeting we present to you similar homes that recently sold that share comparable features, upgrades & attributes to your home. We will give you an in depth analysis of the local market conditions & inform you as to what kind of market your home would be placed for sale in, if you were to list it at that moment. Then we will present to you our opinion of value on your home. Our policy in this is to tell you what you need to know, not what you'd love to hear. We do not attempt buy your listing. What we mean by that is by us telling you a high number, in an attempt for us to get your home listed. The info we provide is truthful & accurate based on our proven track record as real estate professionals. We are not frightened to politely decline someone's home for sale, if they are unrealistic in their pricing. After all, we want to sell your home for its maximum dollar, for every dollar it's worth. Trying to sell any home for more than what it's worth merely causes frustration & disappointment on behalf of both seller & realtor. We live by our policy. We tell you what you need to know, not what you'd love to hear. If you decide to sign a listing contract for your home with us, it will be you that will decide. There is never any pressure or obligation.

Once signing a listing contract with us, we can begin the sale process. A professional home stager will assist us in staging your home for viewings. A professional photographer will take upwards to 100 pictures. All dimensions, features & upgrades will be taken down. A 24 hour for sale sign & lockbox for ease of entry will be installed. Your home will be advertised on this website, our company site, realtor.ca & in the following newspapers, Canadian Gazette & EMC. When we or another realtor request a showing for a potential buyer, all requests will come through us. We endeavour to qualify the potential buyer or if the potential buyer is being represented by another realtor, we ask our qualifying questions to the other realtor. We don't want to waste your time by you preparing your home for a showing & you leaving your home for a showing & the potential buyer turns out to be financially challenged or a non motivated browser. We will contact you directly to obtain your permission for all showings. All realtors are responsible to secure & lock up your home after showings. We will protect your property. Within 24-48 hours of all showings we will provide detailed feedback as to what the potential buyer's comments & thoughts were.

selling a home Any offers whether verbal, written or implied will immediately be presented to you for your perusal & thoughts. Should you wish at any time legal counsel, we will recommend 3 lawyers for you to contact, if you don't have a lawyer of record. We will explain all terms & conditions. If there is any question that we can't answer, we will either obtain the answer or refer you to an associated professional to obtain the answer.

If you accept the offer or any subsequent counter offer, we will assist the buyer or other realtor in getting the conditions fulfilled. You being able to get on with your move, as quickly & grief free as possible, is of paramount importance to us. If & once any conditions in the Offer are fulfilled, your home is sold. We immediately remove the lock box that contains the access key to your home & return it to you. Our 24 hour for sale sign becomes a 24 hour sold sign. We remove the sold sign the day before the ownership to your home passes to the new buyer.
